Detached single storey 3 bedroom country house for sale in Almeria Province, situated in the Higueral area of Tijola. With access via 6km of track which is excellent condition, the property is remote yet not isolated as there are several other houses nearby. At the start of the track is the sleepy village of Higueral which offers and excellent tapas bar / restaurant. The town of Tijola which offers all amenities is a 14km drive and the property is around 1.5 hours from the coast and the same distance from the Sierra Nevada ski resort in Granada.

The property would make an ideal rural retreat for a self-sufficient lifestyle and already has a 3KW 230V solar system installed which produces an average of 7KW per day. There is an inverter and 12 storage batteries, as well as a small wind turbine and a back-up 4kW generator - although the present owners have never needed to use the generator as they have found the system more than sufficient to power all of their appliances. To the rear of the house is a 35.000 litre water deposit which is filled with mountain water at a cost of 200 Euros, and this is fed to the house using a pump to maintain pressure.

The house has a build size of 149.5m2 and is set in land of 6440m2. The front door opens into an entrance hall, with a door leading into a large lounge / reception room with fireplace housing a wood burner. Off this room is a small kitchen which is part fitted with a free standing gas cooker, fridge freezer and a gas water boiler. A second door from the lounge leads into a shower room comprising tiled shower cubicle, WC, pedestal basin and plumbing for a washing machine. Also off the lounge are two good sized bedrooms. The third bedroom has access directly from the entrance hall and this room benefits from fitted wardrobes. Also from the hall, a pretty stained glass door opens into a second lounge which is a large room with a fuel efficient pellet burner. The house is fitted with high quality lockable double glazed windows with flyscreens throughout.

Adjoining the house is a large workshop of around 40m2 which could be converted to a guest annex or knocked through to the main house to create additional living accommodation. The batteries, inverter and generator are stored in a separate outbuilding, and joining the two outbuildings is a fenced garden area. There is also a detached ruinous building which would make an ideal chicken coup.

The land is partly terraced and partly hillside, and is planted with olive trees, almond trees, grapevines, and an abundance of wild rosemary.
